The Plant Philanthropist

One year after we moved into our new ranch-style home, the Merion Bluegrass lawn was growing well and the basic flower beds were mapped out. A new home doesn’t need repairs, but a myriad of needs kept cropping up to soak up any available money. A trip to the local plant nursery put us in shock when we added up the cost of perennials, mulching and proper bricks for the borders. I would search the want ads for bargain lots of building materials, garden tools, mowers and fertilizer with much success. When people move, they don’t want to weigh down the moving van with old tools and bags of fertilizer. They practically give them away.

The one thing people would never part with are their perennials. Plants and trees are quite visible to the new owners and they usually expect that they go with the house. My whole winter was spent browsing the catalogs for hosta, iris, roses, and especially day lilies. Available in mouth-watering shades, these new hybrid day lilies come in different heights and plant habit. Some are good for along a fence, other make good border plants, each clump doubling in size every year. Unlike the road side day lilies that grow to four feet tall, bloom only briefly, and send out root runners to take over the rest of the garden, the hybrids are garden friendly. Unfortunately, a grouping of three roots cost about eight dollars, sending the cost of the needed plants into the hundreds of dollars.

One day, in a conversation with a local nursery owner, he revealed the source of some of his day lilies. The farmer lived in a nearby town and grew day lilies for a living. Some intense research turned up his address and I paid him a visit. Presented with row upon row of cultivated day lilies in every imaginable shape and color, I drooled over owning just a few of them for our garden. I parted with all the money I had, fifteen dollars, and went home with three starter clumps. Before leaving, I took a few pictures of his fields and some individual blossoms he had self propagated. I later made a set for him to keep. One low growing beauty sported forty blooms on each stalk (opening one per day) in tones of deep ruby red. Another met the dawn in diamond dusted five-inch-wide flowers in ivory and shell pink, showing an apple green center. A third boasted four inch blooms in a true lemon yellow.

The following summer, I received a call from the farmer. He informed me that he had sold his farm land to a developer and had already bought ten acres twenty miles further west. He had removed all he needed to seed the new day lily farm but was forced to leave hundreds of mature plants. The bulldozers were slated to start preparing the land for the new development the following week and if I would like, I could help myself to any number of plants for my garden. I almost dropped the phone in excitement. Here was presented to me the most desirable flowering perennials I could dream of for our garden! Free!! I thanked him and spent the next three days digging, boxing, and transporting the day lilies. The next July Fourth we had a barbecue party in the back yard. Ringing the gentle curves of the brick borders bloomed forty varieties of hybrid day lilies, glorifying our new garden and warming our hearts.

Prepare your home for inspection

Get the most out of your inspection with some very basic preparation

Before the inspection
Before visiting the site, check with your local jurisdiction to determine:
The site’s zoning, setback, height, and building coverage requirements,
Grandfathered uses and conditions, proffers, liens, and applicable fire regulations.
If the site is in an seismic zone.
If the site is in a hurricane or high tornado-risk region.
If the site is in a flood plain or other flood-risk zone.
If there is any record of hazards in the soil or water on or near the site.

Conducting the on-site inspection
Once you are at the site, conduct a brief walk-through of the building and the site. Make note the property’s overall condition and appearance. If it appears to have been well maintained, it is far less likely to have serious problems. Note the building’s period and style and try to determine when it was built.

Next, examine the quality of the building’s construction and design and that of its neighborhood. There is no substitute for good design and durable, sound construction. Finally, do an assessment of the building’s functional layout. Does the building “work” or will it have to be significantly altered to make it usable and marketable?

Look for signs of water damage and dampness. Water is usually a building’s biggest enemy and a dry building will not have problems with wood decay, subterranean termites, or corroded and rusted equipment.

The formal inspection
After completing the initial walk-through, begin the formal inspection process:
Inspect the site, building exterior, and building interior
Record pertinent information as needed.
Inspect the structural, electrical, plumbing, and HVAC systems
Record the size, capacity, and other relevant information about each system or component as needed.

While most inspections consist of observing, measuring, and testing building elements that are exposed to view, there are conditions that require the removal of some part of the building to observe, measure, or test otherwise concealed construction. Such intrusive inspections require some demolition and should be performed only with the permission of the owner and by experienced, qualified mechanics.

Record general building data and site layouts, elevations, and floor plans first. This information will form the basis for later rehabilitation decisions. Then record the size, capacity, and condition/needed repairs information for each building component. This will highlight what needs to be repaired or replaced. The inspection may be completed in one visit or over several visits, depending on the property’s condition, the weather, problems of access, and the need for testing or expert help.

1990’s one of my main concerns was, how will this collection of
plants; the greenery, the flowering, the size and the shape grow
together to create an aesthetically pleasing arrangement that
feels right in its proportion and scale. If you are looking to
create a planting plan for your patio or small outdoor space,
the same concerns need to be addressed. Keep in mind that small
spaces require great restraint, with a plan towards bringing
together a cohesive look. Plants for small and large patios will
still be used for similar purposes: decoratively, to create a
focal point, add privacy, screen out unwanted views, and to
create shade and such. No matter what your objectives, plants
can play a significant part in enhancing your outdoor décor.
Take a look at the tips and information below before you get

plants impulsively or obsessing over a single plant and move you
towards creating a sensible and aesthetically pleasing plan for
your outdoor space.

See plants in a new light and show restraint

Your outdoor patio is an additional room and with a nice set up

time in your outdoor garden room. To get the most out of your
outdoor room with plants, begin thinking about plants as
structural elements that can help you to create a ceiling and
wall planes, similar to the foundations inside your home. By

screen out unwanted views. Vines are very useful in small
spaces, and garden structures such as trellises and pergolas can
assist them to grow upward without claiming too much valuable
patio space. This is especially true if plants are grown in the
ground versus being planted in pots which will likely take up
more room. For certain climates, evergreen shrubs such as
boxwood and privet provide permanent architecture year round and
can be clipped to maintain the right scale for your needs. To
find comparable plant choices for your zone consult with local
nurseries and landscapers. Ask for recommendations of upright or
vertical shrubs and trees that don’t take up a lot of horizontal
space and/or can handle being pruned to keep them upright.

With all of the nice plant choices available, make use of
perennials, shrubs and trees to create inviting effects. A patio
shining with beautiful hardscape is wonderful, but dull without
the bountiful greenery of plants to balance.
